Buy a home in League City and Clear Lake

First house or fifth, I narrow the search to homes that fit how you live, then fight for your terms when it is time to write the offer.

Your buying plan
  • Budget and lender before the first tour
  • A short list built around your must-haves
  • Offer strategy based on recent sales
  • Inspection and repair negotiation

How buying works

From first call to keys

Six steps. I stay hands-on through every one of them.

Step 1

We talk about the move

Your timeline, your budget, and what has to be true about the next home. No showings yet.

Step 2

You get your numbers

I connect you with a lender so you know what you can spend before you fall for a house.

Step 3

We search and tour

Showings built around your must-haves, in the neighborhoods that fit how you live.

Step 4

We write the offer

A price and terms backed by recent sales nearby, and a strategy for what the seller cares about.

Step 5

Inspection and repairs

When the report comes back, I negotiate the repairs, credits or price so you are not left holding the problems.

Step 6

Appraisal, title and keys

I keep every deadline on track with the lender and title company, and stay with you until the keys are in your hand.

First-time buyers

Your first home, without the panic

Start with a conversation, not a showing. You will know your budget, your options and your next step before you walk into a single house.

Numbers first

A lender conversation before the search, so the homes you see are homes you can buy.

Must-haves, written down

We sort what you need from what would be nice, so the search stays short.

Someone in your corner

Offers, inspections and repairs are where first-time buyers lose money. That is where I do the work.

Buying new construction

League City has a lot of it. The builder's sales team is friendly, and it works for the builder.

Call me before you walk into a model home. Many builders want your agent registered from your first visit, and I can compare the builder's price and incentives against resale homes nearby.

The buyer agreement

Before we tour homes together, Texas requires a written buyer representation agreement.

It spells out how I am compensated, and that is negotiable. We settle it in writing up front, so there are no surprises at closing.

Families who found their home

  • Working with TADA realty exceeded our expectations! Paige and Azi were very attentive and listened to every detail we wanted in our home. They were timely and diligent with getting things done and making sure our needs were met. We would not have found our perfect home to raise our family without them!

  • Beyond amazing!!! I honestly do not know how I would’ve gotten through this process without Paige. Not only is she knowledgeable, helpful, and just an overall beautiful person she consistently went above and beyond to assist us in anyway she could making a chaotic time for our family as smooth as it could be.
  • I first met Paige when I was in complete panic mode about my first house. I wasn’t feeling heard by my previous realtor, and I truly didn’t know what to do. Paige came in and immediately made me feel seen, supported, and calm. She sold my previous home for a profit when I honestly thought I would break even—or even take a loss.

Common Questions

Questions buyers ask first

Straight answers before your first showing.

Getting started

I am a first-time buyer. Where do I start?

Start with a conversation, not a showing. We go over your budget, the neighborhoods you are weighing and what you can live without. Then I connect you with a lender so you know your numbers before you fall for a house.

How is a buyer's agent paid in Texas?

Before we tour homes together, Texas requires a written buyer representation agreement. It spells out how I am compensated, and that is negotiable. We settle it in writing up front so there are no surprises at closing.

Can I buy before I sell my current home?

Often, yes. It depends on your financing. I handle the sale and the purchase together so the timing works, and we plan it with your lender before you make an offer.

Offers and closing

Who negotiates repairs after the inspection?

I do. Once the inspection report is in, we decide together what matters, and I negotiate the repairs, credits or price with the seller's side.

Should I use the builder's agent for new construction?

The builder's sales team works for the builder. Bring me in before your first visit to a model home, because many builders want your agent registered from the start.

Can we work in French or Persian?

Yes. I work with buyers in English, French and Persian, so you can go through the contract and the negotiation in the language you think in.
